Autumn trends: What holiday parks need to know for the shoulder season

Autumn is no longer the quiet end of the UK holiday park calendar. Between the Scottish October break, English and Welsh half-term, Halloween, Bonfire Night and the run-up to Christmas, the shoulder season is now one of the best opportunities parks have to grow revenue and keep occupancy high after the summer peak.

But the autumn guest behaves differently from the summer guest. They book later, stay for shorter breaks, bring the dog, look for experiences and expect flexibility and good value.

The appetite for UK breaks is strong: in September 2026, 78% of UK adults said they intend to take an overnight trip in the UK, up three points on August, according to VisitBritain's Domestic Sentiment Tracker.

Autumn changes how your whole park runs, from changeovers and staffing to owner renewals and holiday home sales.

Here are six shifts shaping the shoulder season, what they mean for running your park, and the practical steps you can take now.

1. Guests book later and stay shorter

Last-minute booking has become the norm. In summer 2025, Booking.com reported a 28% rise in searches for UK trips within the next six weeks, Pitchup.com said a quarter of its campsite bookings were made with just two days' notice.

Stays are getting shorter too. Booking data from European holiday parks shows one to three nights now make up nearly half of all bookings, and UK operators report the same shift. Shorter stays can lower your average booking value, but the same data shows guests on short breaks tend to spend more per day.

What you can do:

  • Keep availability and rates live and in sync across your website and channels right up to arrival day.
  • Relax fixed changeover days where you can, and allow shorter minimum stays in quieter weeks.
  • Use dynamic pricing to respond to demand night by night.
  • Promote extras such as meals, activities or late checkout before arrival to lift spend per stay.

Tools like BEX PMS, with built-in channel management, keep availability and rates in sync across every channel in real time. Minimum stays, arrival days and rates can be set by date and accommodation type, so you can open up two-night breaks in a quiet November week while still protecting longer stays over half-term.

2. The dog comes too

For many households, a holiday without the dog isn't a holiday at all. Research by Parkdean Resorts found 67% of UK dog owners have considered cancelling a holiday because of a lack of dog-friendly options, and 49% find it difficult to find suitable dog-friendly accommodation (CornishStuff, March 2026). Autumn is prime time for these guests: many beaches lift their summer dog restrictions, and woodland and coastal walks are at their best.

Dog owners are loyal when they find somewhere that genuinely welcomes their pet. They're also quick to look elsewhere if pet-friendly options are limited or hard to find.

What you can do:

  • Check whether your number of pet-friendly units matches demand, especially in October and November.
  • Make pet-friendly stays easy to find on your website with a clear filter or dedicated page.
  • Set out your pet policy and any fees upfront to avoid surprises at checkout.
  • Add simple touches such as welcome treats, dog-wash stations, enclosed exercise areas or local walk guides.

3. Guests want experiences and value

Autumn guests are often looking for a reason to go: Halloween trails, Bonfire Night fireworks, stargazing on dark nights, or a cosy evening by a log burner or in a hot tub. But they're also watching what they spend. In VisitBritain's September 2026 tracker, the top barriers to a UK overnight trip in the next six months were the UK weather (35%), the rising cost of living (29%) and rising costs of holidays and leisure (28%).

The parks that win are the ones that give guests a clear reason to visit, whatever the weather, at a price that feels fair.

What you can do:

  • Build a simple autumn events calendar around half-term, Halloween and Bonfire Night, and promote it early.
  • Offer indoor and wet-weather options so the weather never becomes a reason not to book.
  • Show the full price, including any fees, as early as possible in the booking journey.
  • Reward direct bookings with perks such as a better rate, late checkout or a welcome pack.

Every booking you win directly instead of through an online travel agent saves commission, which gives you room to offer better value. A clear, transparent booking website on BEX CMS, with seasonal event pages and the full price shown upfront, makes booking direct the easy choice.

4. More changeovers, leaner teams

Late bookings and short stays don't just change your booking curve. They change your operations. A park full of two- and three-night breaks means more arrivals, more departures and more cleans, often with only a day or two's notice. At the same time, many parks run with smaller seasonal teams once summer ends.

Autumn is also when maintenance, snagging and pre-winter jobs pile up. When bookings, housekeeping and maintenance live in separate systems or on paper, jobs get missed and teams waste time chasing information.

What you can do:

  • Plan housekeeping from live arrival and departure data, not a weekly printout.
  • Block quieter midweek dates for maintenance and pre-winter jobs, and schedule around bookings.
  • Log jobs, warranty issues and snags in one place so nothing falls through the cracks.
  • Review staffing against forecast occupancy week by week, not just by season.

With the park management tools in BEX PMS, bookings, housekeeping and maintenance jobs sit in one system, so your team can see what needs doing, when, from a desktop or a phone.

5. Owners are planning next season

For parks with holiday home owners, autumn is a busy time behind the scenes. As the season winds down, owners are thinking about next year: whether to renew, upgrade or let their home out. It's also when invoicing, meter readings and sub-letting statements tend to stack up.

How you handle this matters. Owners who feel informed and well looked after are more likely to stay, recommend your park and upgrade. Slow invoices, unclear statements or unanswered queries do the opposite.

What you can do:

  • Send owners a clear end-of-season update covering key dates, charges and what's planned for next year.
  • Get invoices and sub-letting statements out promptly and accurately.
  • Give owners a self-service way to check their account, pay and update their details.
  • Talk to owners about letting their home through your park, especially for autumn and winter dates.

ParcVu powered by Booking Experts brings owner invoicing, sub-letting income and bulk owner communications into the same system as your bookings. The owner portal lets owners manage payments, access invoices and update their details themselves, saving your team time.

6. Autumn is prime time for holiday home sales

A quiet, relaxed autumn break is often when guests start picturing a holiday home of their own. With fewer crowds, your sales team has more time for viewings, and guests get to experience your park at its most peaceful. Existing owners reviewing next season are also natural candidates for an upgrade or part exchange.

What you can do:

  • Make it easy for guests to register interest in ownership during or after their stay.
  • Invite recent guests who stayed in similar units to a viewing weekend.
  • Use owner data to spot owners who've been in the same home for several years and may be ready to upgrade.
  • Give your sales team quotes they can produce on the spot, during a viewing, with accurate pricing.

ParcVu Holiday Home Sales keeps quotes, pricing, inventory and compliant documentation under one roof, so your team can quote with confidence and move quickly on hot leads. Booking Boosters' lead generation marketing can then help turn autumn interest into serious ownership enquiries.

Extending your season beyond half-term

The biggest opportunity is in the weeks around the school holidays. Here's where UK parks can find extra occupancy and revenue:

  • November midweeks: target couples, retirees and remote workers with good-value short breaks.
  • Festive breaks: open bookings early for Christmas markets, festive stays and New Year, and promote them before half-term ends.
  • Themed weekends: walking, wellness, food or dark-sky weekends can fill quieter dates with a clear reason to visit.
  • Returning guests: invite summer guests back for an autumn or winter break while their holiday is still fresh in their mind.

Your shoulder season action plan

October half-term is only weeks away. Here's what to focus on, and when.

Now, before half-term

  • Check that availability and rates are live and in sync across your website and channels.
  • Review minimum stays and changeover days for October and November.
  • Publish your autumn events and make pet-friendly stays easy to find.
  • Plan housekeeping and staffing around forecast arrivals and departures.
  • Line up email and social campaigns for the final two weeks before half-term.

During half-term

  • Watch pickup daily and adjust prices and stay rules to fill gaps.
  • Promote extras and activities to guests before they arrive.
  • Invite interested guests to holiday home viewings while they're on park.
  • Capture guest details so you can invite them back.

November to December

  • Schedule maintenance and pre-winter jobs into quieter midweek dates.
  • Send owners their end-of-season update, invoices and statements.
  • Follow up with owners about renewals, upgrades and letting their home.
  • Target couples, retirees and dog owners with midweek breaks, and launch festive and New Year breaks early.
